Top 5 Signs It’s Time to Replace Your Concrete Driveway

October 1, 2025 By algairen

Your driveway is one of the first things people notice about your home — and one of the hardest-working surfaces on your property. Over time, even the best concrete starts to show its age.
So how do you know when it’s time for a full concrete driveway replacement instead of another patch or repair?

At McGhee’s Concrete, we’ve helped Virginia homeowners repair, resurface, and replace driveways for years. Here are the top five signs your driveway may need a fresh start.

1. Deep or Widespread Cracks

A few hairline cracks are normal, but if you’re seeing large or expanding cracks that form patterns across your driveway, that’s a clear warning sign.
Deep cracks allow water to seep beneath the surface, leading to erosion and frost damage — especially during winter months.

Once cracking spreads across large areas, repairs won’t hold for long. Replacing the concrete is often the best long-term solution.

2. Uneven or Sunken Areas

Does your driveway look like it’s starting to sink or slope?
This can happen when the ground underneath settles or washes away, leaving hollow spots that cause the concrete to dip.

Uneven concrete isn’t just unattractive — it’s a tripping hazard and can cause drainage issues that lead to more damage.
A new driveway will restore both the look and safety of your property.

3. Drainage Problems

If you’ve noticed standing water or pooling after rain, it’s time to take a closer look.
Poor drainage causes moisture to collect beneath your driveway, leading to cracks, crumbling, and even foundation damage nearby.

When the slope or grading of the driveway fails, replacing it allows us to re-level and reinforce the base for proper water runoff — protecting your home and landscaping in the process.

4. Potholes or Crumbling Edges

Potholes are more than just an eyesore — they’re a sign your concrete’s foundation is breaking down.
Once sections start to crumble or the edges begin to deteriorate, patching won’t restore the structural integrity.

A new concrete pour ensures a solid, uniform surface that can handle daily wear and tear for decades to come.

5. It’s Over 20 Years Old

Even the most durable concrete driveways eventually wear out.
If yours is 20 years old or more, it may be nearing the end of its lifespan — especially if it’s been exposed to harsh weather, heavy vehicles, or poor drainage.

Replacing it now not only enhances curb appeal but can also increase your property value and save money on constant repairs.

THE MCGHEE’S CONCRETE STORY

Hi, I’m Luke McGhee. My wife Cindy and I started McGhee’s Concrete over a decade ago, but my experience with concrete goes back to my childhood and my relationship with Coastal Precast Systems, a company my dad helped build over 30 years ago. That company is now a multi-million dollar international business. I grew up in the concrete business, and my passion for it continues today. McGhee’s Concrete is family-owned and operated.
